BEFORE YOU HIRE

What Should Nassau County Homeowners Know Before Replacing a Roof?

Nassau is a different market than Suffolk — older housing stock, tighter village rules, and more contractors competing for the same homeowners. Here's what actually matters before you sign anything.

01

Village & HOA Review

Some Nassau villages — Garden City and Great Neck Estates among them — have architectural review boards that weigh in on exterior changes, roofing included. We check before we pull a permit, not after.
02

What's Under the Original Roof

A lot of Nassau's housing stock predates 1960. The wood decking under those original shingles needs a real look once the old roof is off, not a guess from the ground.
03

A Contractor Who Knows Nassau's Rules

Nassau's permit rules aren't Suffolk's. Ask any roofer how many Nassau jobs they've actually pulled permits for this year, not just how many jobs they've done overall.
03

Ask Who Else They've Worked For Nearby

A roofer who's done real work in your village can usually name a street. That's a better signal than a review from three towns away.
LOCAL CHALLENGES

Roofing Challenges for Nassau County Homes

It depends on where you live. Near the Sound, salt air rusts roofing nails. On the South Shore barrier islands, wind and storm surge punish roof edges. Inland, ice builds up at the gutters.

North Shore

The problem: Salt air off the Sound rusts regular nails in about 14 to 15 years.
‍
Our fix: Hot-dip galvanized nails and copper chimney flashing.

South Shore

The problem: Ice forms at the gutters and pushes water under the shingles.

Our fix:
6 to 9 feet of ice and water shield, plus attic vents.

Central Suffolk

The problem: Storms off the Atlantic bring strong, sustained wind.

Our fix:
A sealed starter strip on every edge, six nails per shingle.
PRICING

How Much Does a Roof Replacement Cost in Nassau County?

Typical full replacement · average 2,000 sq ft home
$11,000 to $13,000

Michael measures your roof himself and gives you the written price at the same visit.

This is a real average, not a starting price. Small capes cost less. Large colonials cost more, and a big house can reach $28,000.

Your town does not change the price. Your house does: the roof size, how steep it is, how many old layers come off, any chimneys or skylights, and the condition of the wood under the shingles. Two identical homes, one in Garden City and one in Great Neck, get the same price.

A lot of Nassau's housing stock is older — Gold Coast–era estates and tightly-spaced village colonials — which can mean steeper pitches, more roof penetrations, or a detached garage roof to match. We price all of it at the same visit, not as a surprise once the old roof is off.

OUR TIMELINE

Our Roof Replacement Process

One day. About 98% of the roofs we replace in Nassau County are done from start to finish in a single day. Big or steep roofs take us two days, and we tell you that before we start.

Here's how a Nassau County install works with us:

  1. Before we start

We confirm your village's permit and dumpster-placement rules — several Nassau villages regulate where a curbside dumpster can sit — then drop off materials the day before.

  2. Install day

The crew arrives at 7:30 AM. We cover your plants, remove the old roof, and install the new one — one layer at a time, same day for about 98% of Nassau jobs.

  3. When we're done

We clean up, sweep for nails with a magnet, and walk the roof with you before we leave.

WARRANTY

What Warranty Comes With a New Roof in Nassau County?

You pick one of two Owens Corning roof packages. Both get the same crew and the same install.

Standard

Owens Corning material warranty

Owens Corning Duration asphalt shingles on the full Owens Corning roof system. We register the warranty and Owens Corning emails it to you. Our own labor warranty covers the install.

Best value

Ultimate

Owens Corning Platinum Protection warranty

Everything in Standard, with a better leak barrier and underlayment. You get 50 years of coverage on materials and labor, backed by Owens Corning, not the roofer. It moves to the new owner if you sell.

WHAT GOES ON YOUR ROOF

The Owens Corning Roof System We Install

We install the full Owens Corning Total Protection Roofing System. Every layer comes from one company, so one company stands behind all of it. Here are the 8 layers, in the order they go on.
1
Drip edge

Metal strips along every gutter line. New York State code requires it. It keeps water off the wood behind your gutters.

2
Ice and water shield

A waterproof layer 6 feet up from the gutters, or 9 feet on wide overhangs. Code says it must reach 2 feet past the outside wall. Many roofers only install 3 feet.

3
Synthetic underlayment

Covers the rest of the roof. It is stronger than old tar paper and does not tear in wind.

4
Starter strip

Owens Corning Starter Strip Plus on every edge. It has glue from the factory, so wind can't get under the first row.

5
Owens Corning Duration asphalt shingles

Six hot-dip galvanized nails in each shingle. These nails resist rust from Long Island salt air much longer than regular nails.

6
Copper chimney flashing

Copper, not aluminum, where the roof meets the chimney. This is where leaks start most often.

7
Attic vents

A ridge vent at the top if air can come in at the bottom. If it can't, we add an Owens Corning intake vent.

8
Ridge caps

Matching Owens Corning cap shingles on every ridge. Then we register your warranty.

Platinium contractor
Platinum Preferred is the highest level Owens Corning gives contractors. Only 10 roofers on Long Island hold it.
+ PERMITS

Do You Have to Get the Roof Permit Yourself?

No. If your municipality needs a permit, Smart Choice Contracting files it for you — you only pay the permit fee.

VILLAGES
Each with its own building dept.

This matters more in Nassau than in Suffolk. Suffolk's permitting mostly runs through its towns. Nassau has three towns and 64 incorporated villages — Garden City, Great Neck, Rockville Centre, Lynbrook, and dozens more — each with its own building department and its own permit rules. A roof that doesn't need a permit in one village might need one two streets over in the next. We check the rule for your specific address, inside or outside a village, before we start.
