Do You Need a New Roof, or Will a Repair Hold?
Age decides it more than anything else. Once an asphalt roof passes about 15 years, most leaks are no longer coming from the shingles. They come from nails that have rusted through and from old flashing around chimneys, walls and skylights. Patching those does not fix the cause. The average age of the roofs we replace is 17 years.
A repair still makes sense when the roof is younger and the problem is contained, like one lifted flashing or a few blown-off shingles. Michael will tell you when that is the case. A replacement is the honest answer when you see this:
Shingles crack when lifted
Dried-out shingles crumble as soon as they are lifted, so nothing can be resealed. There is no way to repair a roof you cannot open.
Curling and granule loss
Granules in the gutters and curling edges across the whole roof mean the shingles are at the end of their life, not damaged in one spot.
Moss growing from underneath
When moss is coming up from under the shingles rather than sitting on top, it cannot be cleaned off and the deck below is staying wet.
Flashing that needs redoing
If the chimney, wall and skylight flashing all need to be replaced, you are already paying for most of a roof without getting a new one.

We Remove the Old Roof
We always remove the old roof before installing the new one. This allows us to check the wood underneath for damage.
Soft or rotted wood is common around chimneys, roof valleys, and edges. If we find damaged wood, we show it to you and replace it. The cost per sheet is included in your estimate, so you know the price before work begins.
Most Roofs Are Finished in One Day
We finish most roofs in one day. We only remove the amount of roofing we can replace that same day, so your home is not left open overnight.
If your roof is large or steep, we will tell you in advance that the work will take two days.
We Clean Up After the Work
A typical 2,000-square-foot roof can produce about four tons of old material. Before we start, we cover the area with tarps and keep materials away from your lawn and garden beds.

Drip edge at the eaves
Aluminum drip edge along every gutter line. It is required by New York State code, and it is what keeps your fascia boards from rotting out.

Ice and water shield
A minimum of 6 feet up from the gutter lines, and 9 feet on deep overhangs. Code requires it to reach at least 2 feet past the outside wall of the house. Most roofers install 3 feet total, which does not reach that line on many Huntington homes. This is the layer that stops ice dams from pushing water back under the shingles.

Synthetic underlayment
Owens Corning synthetic felt across the rest of the deck. Synthetic replaced old tar paper. It is stronger, it does not tear in wind, and it does not wrinkle when it gets damp.

Starter strip
Owens Corning Starter Strip Plus around every edge. It is a purpose-made product with a factory adhesive line. We do not flip a regular shingle around to save money, because that leaves the edge of your roof without a proper seal, and the edge is where wind gets in.

Fastened with six hot-dip galvanized nails per shingle. Six nails is the high-wind pattern. Hot-dip nails hold up against Long Island salt air far longer than the standard electro-galvanized nails most roofers use, and rusted nails, not worn shingles, are what ends most roofs here.

Copper chimney flashing
We use copper, not aluminum, where the roof meets a masonry chimney. It is the joint most likely to leak, and the one most likely to outlive the roof when it is done in copper.

Ventilation
Owens Corning ridge vent where the house has working soffit intake, or an intake vent added when it does not. More on this in the next section.

The Best Time of Year to Replace a Roof on Long Island
Any month, weather permitting. Roofing here is not seasonal, it is weather-dependent. We cannot install in rain, on snow, or when it is around 15 degrees, and we will not put a crew on a roof at 100 degrees. Between those limits, January works.
Our busiest stretches are mid-March through the end of June, and September through Thanksgiving. If your roof can wait, booking outside those windows usually means a sooner date. If you have an active leak or an insurance deadline, do not wait for a season.
Code and permits
What New York State Code Requires on a Huntington Roof
Three requirements most homeowners have never been told about, and one answer on permits.
Drip edge is required at the eaves
It is not optional and it is not an upgrade. It goes on every gutter line on every roof we install.
Ice and water shield must pass the wall
Code requires it to reach at least 2 feet past the outside wall of the house. On many homes, the 3 feet most roofers install does not get there. We run 6 feet, and 9 feet when the overhang is deep.
Two layers maximum
New York allows up to two layers of roofing, and only over sheathing that meets minimum thickness. Many older Huntington homes do not qualify.
Permits
A straight roof replacement in the Town of Huntington does not normally require a building permit. Some other Long Island municipalities do. Where one is required, we pull it for you and the permit fee is the homeowner's cost.
