For a typical single-family home in Nassau or Suffolk County, expect to pay $12,000 to $25,000 for a full asphalt shingle roof replacement. Most homes fall somewhere in the $14,000–$18,000 range.
That's a wide window, and it's not arbitrary. Several factors push the price in either direction — and understanding them helps you evaluate quotes more accurately.
What Drives the Cost of a New Roof
1. Square Footage and Pitch
Roofing is priced by the "square" — 100 square feet of roof surface. A larger home costs more simply because there's more material and labor involved. Steeper pitches also add cost because they're slower and more dangerous to work on.
A modest ranch might run 18–22 squares. A two-story colonial with dormers could be 30–40 squares or more.
2. Shingle Quality
Not all asphalt shingles are created equal. Entry-level 3-tab shingles are cheaper but carry shorter warranties and have less dimensional appeal. Architectural (laminate) shingles cost more but last longer, look better, and carry stronger warranties. Premium designer shingles — wood shake or slate look-alikes — sit at the high end.

3. Tear-Off vs. Overlay
Some contractors offer to install new shingles over your existing layer — this is called an overlay. It's cheaper upfront but cuts corners. It adds weight to your roof structure, traps moisture, and voids most manufacturer warranties.
A proper tear-off removes the existing shingles, inspects the decking underneath, and replaces any damaged boards before installation. That's the only way to do it right. Always verify that a quote includes a full tear-off.
4. Decking Condition
Once the old shingles come off, the plywood or OSB underneath gets inspected. If sections are rotted or water-damaged, they need to be replaced. Most contractors quote a per-sheet rate for decking — typically $80–$120 per sheet — and you only pay for what actually needs replacement.
5. Accessories and Flashing
A roof isn't just shingles. A complete system includes ice and water shield, synthetic underlayment, ridge cap shingles, drip edge, flashing around chimneys, pipes, and skylights, and proper attic ventilation components. 6. Fasteners
Most contractors use standard galvanized nails. We use hot-dip galvanized nails on every job. Hot-dip nails outlast standard nails by about 15 years. Over a 50-year roof life, that's the difference between shingles that stay put and shingles that start lifting and loosening before they should.
7. Contractor Credentials and Warranty
This is where the real price spread comes from. A $10,000 quote from an uncredentialed contractor with no warranty is not a bargain. A $17,000 quote backed by an Owens Corning Platinum 50-year warranty, performed by a licensed, insured contractor who's been doing this for 26 years — that's a different product entirely.
What You Should Expect to Pay for Common Homes
These are rough estimates for Nassau and Suffolk County based on typical home sizes.
- Small ranch (1,200 sq ft) — 18–22 squares: $12,000–$16,000
- Colonial (2,000–2,400 sq ft) — 25–32 squares: $15,000–$22,000
- Larger colonial with dormers — 35–45 squares: $20,000–$30,000
Financing: You Don't Have to Pay It All Upfront

What to Watch Out for When Comparing Quotes
- No mention of tear-off — Assume overlay unless stated otherwise. Ask directly.
- Vague warranty language — "Lifetime warranty" means nothing without specifics on what's covered and for how long.

- Generic materials — Ask what brand of shingles and underlayment are being used.
