How Long Does a Roof Last in Long Island's Climate?

If you live in Huntington, Melville, Commack, or anywhere else on Long Island, you already know the weather doesn't go easy on your home. Hot, humid summers. Nor'easters in the fall. Ice and snow in winter. That combination is genuinely tough on roofing materials — and it means the national "20-30 year" lifespan estimate for asphalt shingles may not apply to your home the same way it would in, say, Arizona.

Here's what Long Island homeowners should actually know about roof lifespan.

How Long Do Different Roofing Materials Last on Long Island?

Asphalt shingles (standard 3-tab): 15–20 years in Long Island's climate. These are the most common and affordable option, but they're the most vulnerable to wind and temperature cycling.

Architectural (dimensional) shingles: 25–30 years. Thicker and more wind-resistant than 3-tab. Owens Corning Duration shingles, which we use at Smart Choice Contracting, are rated for winds up to 130 mph and come with a 50-year limited warranty for Platinum-installed systems.

Metal roofing: 40–70 years. Excellent for coastal and high-wind environments. Higher upfront cost but dramatically lower lifetime cost.

Cedar shake: 20–30 years if properly maintained. Vulnerable to moisture and requires more maintenance than other options in Long Island's humid climate.

What Shortens a Roof's Life on Long Island?

  • Wind damage — Nor'easters and coastal storms can lift or crack shingles. Even minor wind damage creates entry points for water.
  • Ice dams — When heat escapes through your roof and melts snow that then refreezes at the eaves, it forces water under shingles. Proper insulation and ventilation are the fix.
  • Salt air — If you're within a few miles of the water, salt air accelerates corrosion of flashing and fasteners. This is one reason we use hot-dip galvanized nails on every job — they outlast standard fasteners by approximately 15 years.
  • Poor installation — A roof installed without proper underlayment, flashing, or ventilation will fail years before it should, regardless of material quality.

  • Shingles are curling, cupping, or buckling
  • You're missing shingles after every storm
  • Granules are collecting in your gutters
  • You can see daylight through your attic
  • Your roof is 20+ years old and hasn't been inspected
  • You've had multiple leaks in different areas

Repair vs. Replace — How Do You Know?

A good rule of thumb: if the damage is isolated to one area and your roof is under 15 years old, repair is often the right call. If your roof is over 20 years old, has multiple problem areas, or the repair cost exceeds 30% of replacement cost, replacement is almost always the better investment.
